I'm not saying it's a good idea, but hey it's not a bad one either. It cuts costs, allows things to be more efficient, plus less red tape. But I could how this could go terribly terribly wrong.

Taking a hardass government point of view, there's nothing bad about it.

The company town fails: a bunch of out-of-state investors lost their money in your state.
The company town is OK, due to out-of-state investors: nationalize their odd-toed ungulates.
And other ass-ets of course ...

I doubt a state government can "nationalize" anything, tho

Nowhere near the worst idea. US States are hotbeds of bad ideas. I think some of them think it's a game to do the dumbest shit possible without getting voted out.

Basically selling really low-value real estate, but with a big markup for having people on it. Maybe some historic building which will fall down due to a gas explosion.
