Tenants will continue to owe rent, and rent assistance will be available to those who cannot afford their rent, while landlords are being given a three month holiday on mortgage payments.

Just think of it as being sick and home-ridden for a few weeks, something that has certainly happened to many of us. But instead of having brutal symptoms, you feel kinda fine and have a socially acceptable excuse to wear PJs and do your hobbies all day.

Time will tell, I could've sworn I had read this morning that things are finally beginning to get less gruesome in Italy after their lockdowns have been largely effective. If us Americans can overcome our proclivity for cockiness and pride in dire times, we might just get through this quickly as well.

You seem to have fallen into the trap of believing all landlords own hundreds of properties. They don't. The vast majority of landlords are renting out one or two places, and still owe mortgages on those places. If tenants didn't have to pay rent, they wouldn't have a house to stay in as the bank would have it instead.
