The Ability to manipulate nearby matter (Within a range of about, we'll say 10 kilometers) to have the exact properties I want it to have along with an intuitive understanding of all potential properties a material might have already. The former would not be bound by the laws of physics as they may or may not exist. If I want to specify that this steel beam is specifically intangible to hotdogs produced by Oscar Meyer I can.

I'd be a super-OP mutant with abilities like reality warping, nearly unlimited psychic powers, invulnerability, immortality, rapid regeneration, flight and superintelligence. I'd be easily capable of wiping the floor with Thor, Odin, Professor Xavier, Galactus and even the Living Tribunal.

Where's the fun in that? That's just overkill. Invisibility and extreme regeneration are great, and they will get you a real nice job at any intelligence agency

The ability to dilute my presence such that I am intangible and inaudible to the persons around me, unless I mentally dictate I want to be heard while invisible or want to fuck with things as well. Laws of physics would obviously not apply.

My mutant powers?

Longevity and healing factor, as seen in Wolverine and Deadpool, and the ability to slow or stop time while I, and the things I interact with, experience it at the normally perceived rate.

This way I get to stick around for effectively as long as I want without fear of being killed or crippled, and I'm able to step away from the rest of the world and relax whenever I need it, without leaving everyone else in a hole.

Yes, but you're a mutant. These powers are genetically based. What's more valuable, one invisible near invincible secret agent, or an army of them? Does the CIA gain more by employing you as an agent, or by taking you to a blacksite and experimenting on you, with the knowledge that nothing they can do to you can permanently injure you?

That's why the healing factor is double-edged sword. Any sufficiently morally bankrupt geneticist could torture you in ways that no other person can be tortured, for longer than any other person can be tortured, in the pursuit of creating actual supermen.

I'd probably be a normal human in every way...

...with the exception that I'd have the ability to travel in time in a limited fashion. Specifically, the SAVE and RESET abilities used by the player in Undertale.
Sure, I am physically and mentally a normal human. Maybe even below average in certain categories. I can also defeat anyone, no matter who, by simply retrying every time I lose until I beat them.
