So why not just make the city a gated community for the wealthy only which is what San Francisco has become. Even well payed tech people can't afford to live there anymore.

It seems ridiculous to have only 20 percent of a building like we discussed earlier to be affordable housing. It’s like that are only doing it because they have to. Why not mandate it be more? Like 40 or 50 percent?

Because the buildings also have to have some sort of profit in order to continue being invested in. If no profit can be made then there is no reason for a private business to build/manage those places in the first place.

Because the margins are different, the reason they want to make the high end housing is because that's where the most money is. The more affordable housing you tack on the less they make and eventually they'll say fuck it and look for some other way to make money.
