The Plumeria Garden Pacific Stadium, located in Costa Aluria's captial city of Mosaic, is currently seeking events, concessions vendors, and merchandise dealers to operate out of this beautiful tropical space. The Plumeria Garden, with a normal capacity of 60,280 seats, is the third largest stadium in Oceania and the largest in Oceania outside of Australia. Built in 2009, it is a beautiful stadium making use of transparent, photovoltaic glass panels around its perimeter and capped off with striking metal work bearing images of its namesake and common Costa Alurian sight, the plumeria.

In addition to the features listed above, The Plumeria Garden is a customizable venue, able to change the color of its steel support beams using unobtrusive LED lighting.

The Plumeria Garden Pacific Stadium is currently recruiting stadium events in our 60,280 capacity stadium. Some 220 events take place annually at The Plumeria Garden, and we wish to be the home for your event as well!

The Plumeria Garden is ideal for events requiring ample space for a large fanbase. Events such as rugby scrums are ideal for the stadium, as The Plumeria Garden is the home field for the Costa Aluria Green Manu international rugby team. Soccer games, American (tackle) football matchups, and even lacrosse and field hockey, are also extremely well suited for the natural grass of The Plumeria Garden's standard rectangular setup. A quick conversion and the field can be converted to a diamond shape for American baseball or an oval to accommodate cricket or even Aussie rules football matches. An Olympic sized composite track encircles the field for running events, and the field surface is easily separated for field events for a track and field Shangri-la.

Additional modular seating is an easy add to convert the stadium to a high profile concert area for musical venues. Upcoming stars and the three time grammy winning performers alike will love the acoustics and crowd in this tropical paradise.

Conventions, bazaars, and swap meets will have ample space to meet, both inside and outside the stadium. Solid wood flooring of Costa Alurian Koa wood is easily placed inside the stadium to create space for booths, with additional booth room inside on the perimeter of each level. Need a meeting space but don't need the stadium proper? The 24,448 space parking lot can still accommodate thousands of attendees with even more room than the stadium. In fact, The Plumeria Garden parking lot weekly hosts Costa Aluria's largest swap meet with some of the best deals on the islands. Have a barbecue competition? What better place to hold it than the site of regular tailgate parties? There is even room to host legal drag races on our asphalt.

Make no mistake about it. If you have an event that requires a large scale setting, The Plumeria Garden is able to host it. Event details, including prices, are detailed below.

Normal (rectangular field) stadium capacity: 60 280 including sky suite visitors

Parking capacity: 24,448 individual parking stalls, split into five distinct areas
The natural grass turf field remains uncovered and open, while the seating is covered mostly by transparent glass roofing, keeping the playing surface open to weather differences while the audience remains comfortable.
Smart air conditioning systems keep the stadium temperature nice and cool even with the open roof.
Acoustics of The Plumeria Garden allow for great crowd interaction with the game, especially with the intelligent and involved crowds at the stadium. The Plumeria Garden is consistently rated as containing the loudest crowd experience in Oceania, with decibel levels over 130.

Pricing for events follows below:
Pricing for inside stadium events is set at $10,000NS per hour ($60,000NS minimum), or 25% of ticket sales, whichever is greater. The hourly rate counts from the first person in the building to the last person out of the building. At the minimum of $60,000NS, space rental would be less than one NS dollar per seat. In addition, 960 parking spaces will be provided with the stadium rental. All other parking spaces will remain under the management of The Plumeria Garden and will be made available for $10NS on a first come, first served basis. All concessions, except private catering organized and paid by the event organizer, will be managed by individual concession vendors. All utility costs will be included in this fee. All necessary stadium operations staff and management, such as sound and video operators, groundskeepers, engineers, etc., will be included in this fee, with event staff such as referees, security, etc. to be organized and paid by the event organizer.

Pricing for events taking place in the parking area is set at $1000NS per section, per hour, with no minimum, up to five sections. The parking lot sections include the outer perimeter of the stadium (full stadium circle, perimeter lot), and four outer quadrants separated by cardinal directions (north lot, east lot, south lot, west lot). Minimal staff is included with this price point, but access to the perimeter restrooms is included with this fee.

The Plumeria Garden Pacific Stadium is currently recruiting concessions vendors to serve a share of the 60,280 fans during events at the stadium.

The Plumeria Garden hosts an average of 220 events each year, and the tropical setting of our stadium makes it a perfect setting for events throughout the year, translating to more opportunity to have your cuisine featured, eaten and remembered, and consequently more opportunity for profitable sales.

The stadium currently has 21 commercial vendor concessions kitchens available for rent on an annual contract. Each vendor is responsible for normal operations but are required to be open for business during every scheduled event. It is therefore imperative to maintain a complete staff who are able to work a varied schedule. Each vendor is required to have at least one certified kitchen manager on site during all times when food is being prepared or sold.

Each concessions vendor is guaranteed a distinct market advantage in the stadium. Our minimum competition contract clause prevents more than two vendors from serving similar menu items during the course of the contract, excluding basic flavor sodas which may be made available at all concessions kitchens. Concessions vendors are allowed to designate up to four items on the menu as "signature items" protected under the minimum competition clause. For example, a burger might designate "burgers" as a signature item due to their unique quality, but might also opt to not cover the fries as they may not be unique. This ensures that your secret recipe or unique idea stays with your business rather than being mirrored by the masses.

Potential opportunities are listed below. This is by no means intended to comprise an exhaustive list, but is designed to be a starting point for deciding whether your concessions are an appropriate fit for out stadium's visitors:
Kalua pork plates (sales potential:high): Polynesian pork based plates are common entrees among Costa Alurians; this familiarity makes pork plates an appealing stadium option.

Stuffed bell peppers (sales potential: high): Thanks to Spanish roots in the islands, bell peppers are consumed in higher rates in Costa Aluria than in much of Oceania. Peppers are readily grown throughout the islands. A particularly appealing option might be local favorite spiced-goat stuffed peppers.

Steak sandwiches (sales potential: high): Like many places, steak sandwiches enjoy high favor within Costa Aluria. The only limiting factor is the limited amount of cattle ranches within the islands, possibly leading to some amount of beef needing to be imported at a potentially costlier price.

Grilled chicken (sales potential: high): Familiarity, combined with a healthy option, make this an obvious candidate for high sales.

Beer (sales potential: high): Unlike many stadiums, at The Plumeria Garden, alcoholic beverages may only be sold by certain vendors, increasing sales potential for beer vendors. The minimum competition clause gives beer vendors a special advantage.

Coffee (sales potential: high): As in many places around the world, coffee is a popular drink in Costa Aluria. With local coffee farms able to supply much of the demand and our minimum competition clause in effect, coffee vendors who get in early should perform quite well.

Sodas (sales potential: medium/high): Drinks are popular in any venue, and sodas will ultimately make up the majority of non-alcoholic drink sales. While The Plumeria Garden has a close partnership with local specialty sodaworks South Seas Soda Company, variety is welcomed. However, all concessions vendors are able to offer a small offering of soda flavors, possibly deflating soda sales across the board. However, specialty soda flavors fall in line with our minimum competition clause, so there is room for an additional "soda only" concessions vendor to join South Seas Soda Company.

Gyros (sales potential: medium/high): Though definitely not a regional fare, market analysis indicates gyros have a large enough niche market to become a popular choice among Plumeria Garden guests. Utilizing local goat meat instead of traditional lamb may solidify the regional market share, as well as keep costs relatively low.

Noodle/Rice bowls (sales potential: medium/high): The number of noodle/rice dishes is growing in popularity thanks to the influx of ethnic minorities to the islands. Noodles and rice have room for a hefty profit margin, though may be limited by a small shortage of familiar buyers.

Jumbo burritos (sales potential: medium/high): Research indicates Costa Aluria following popular trends for “handheld meals.” Traditional spanish fare is more likely to appease Costa Alurians than Latin American fare. The biggest sales caveat is that customized burritos, though likely more marketable, will also increase production time and therefore costs.

Grilled fish steaks (sales potential: medium/high): Being an island nation, meals of fish are common in Costa Aluria. Not only will a fish vendor have great local familiarity, but will enjoy relatively lower costs in Costa Aluria than in comparable stadiums elsewhere thanks to an increased supply chain.

Fresh fruit/smoothies (sales potential: medium/high): Costa Alurians love fruit, so the idea to bring fresh tropical fruit to the stadium makes plenty of sense. Combining a fruit vendor with a next natural step such as offering smoothies is a logical way to quench guests' thirst. Plentiful fruit farms exist on the islands, making supply a no-hassle experience.

Dessert such as ice cream and cobbler (sales potential: medium/high): Due to The Plumeria Garden's minimum competition clause, being one of a select few dessert providers could offer high sales potential.

Sushi (sales potential: medium): Sushi is growing in popularity throughout the world, and Costa Aluria is well above the trend. With an influx of southeast Asian populations where sushi originated, as well as with its growing popularity among members of other ethnicities, this is a popular choice to define strong niche sales.

Giant clam strips (sales potential: medium): Again, Costa Alurians are quite familiar with ocean food options. A giant clam concessions vendor may easily create a niche market that is unique from other choices offered at the stadium.

Burgers (sales potential: medium): Burgers may benefit from being traditional stadium fare; however they are less popular in Costa Aluria than in most places due to a limited supply of cattle ranches.

Pizza (sales potential: medium): Pizzas taste great, but do not make a huge percentage of Costa Alurian diets. While the end sales price is likely higher, this is averaged by the longer cooking times needed.

Hot dogs (sales potential: medium): While there are likely more hot dogs served in stadiums across the globe than all other items combined, they simply are not enjoyed by most Costa Alurians. Market research indicates that brats/sausages would sell at a much greater clip than would regular hotdogs.

The Plumeria Garden hosts an average of 220 events each year, and the tropical setting of our stadium makes it a perfect setting for events throughout the year, translating to more opportunity to have your merchandise featured, used, and remembered, and consequently more opportunity for profitable sales. In addition to events, retail bays are available to be open 365 days a year, making this space a viable option for merchants who wish to make their goods available to more than just the game day crowd.

The Plumeria Garden currently has 8 retail bays available for rent on annual contracts. The 9th and largest bay is permanently leased to the Costa Aluria Green Manu team store. Retail bays are an excellent way for vendors to bring sports merchandise such as jerseys, hats, and memorabilia to fans at all events. The retail bay also is well suited to electronics vendors, music memorabilia, and other items being sold in a stadium atmosphere.

While Texas barbecue was not on our list of potential concessions that we researched, we do believe it will carry with it a large enough following to be quite successful. Also, to take full advantage of the minimum competition clause, we would like to ask you to designate up to four "signature" menu items or a category to be protected. This will ensure that we can enforce the clause with new applicants.

We hope your barbecue is wildly successful. Please save some ribs for the management!

We are very pleased with the news of opening CuppaCoffee concessions kitchens within The Plumeria Garden. We have a few followup questions to finalize the process. The first is location within the stadium. There are 21 concessions bays total in the stadium, and bays 3 and 14 are currently leased to South Seas Soda Company. As the bays encircle the field inside the stadium, bay 21 lies adjacent to both bay 20 and bay 1. We suggest choosing bays approximately half the stadium apart to maximize customers and efficiency. Midfield lies roughly closest to bays 5 and 16, whereas the field ends lie roughly at bay 1 and bay 11. We have reserved bays 6 and 16 for CuppaCoffee, though you might choose any two open bays if these are not sufficient.

Secondly, to fully take advantage of the minimum competition clause, we ask concessions kitchens to specify their "signature" menu items so that they are not duplicated. Kitchens may specify up to four items, and do not need to be in great detail but must provide enough information for the stadium to enforce the clause. South Seas Soda Company, for example, designates their menu item as "specialty sodas". We assume you would like to designate coffee beverages, but are unsure based on the other items on your coffeehouse menu which would be appropriate to designate. For the time being we will designate "coffee" as a signature item.

We look forward to bringing your brand to the stadium, and we are certain that the fans do as well. You may pick up your concessions vendor access key card from security which will allow you to begin operations immediately and provide access to the kitchen bays at all times.
