Port of Ottenside- Gateway to Woodstead (TEMP. INACTIVE)

Ottenside is a small island part of the Port Lux District of Woodstead. However, in the last year, the face of Ottenside has changed from small, isolated community, to thriving small town; the tenth installment to the highways system has just been finished, connecting it to the Port of New Swansea on the west coast. A new wind farm offshore has also allowed for the local municipal governance to reconsider the use of the Ottenside Port.
The local District Council and National Government directives have ensured that by September, 2013, all will be ready to open. So what is available in Ottenside? Ottenside has existed on a small scale since 1978, though it now consists of five areas:
  • VX Gate (East)- a ferry docking station which takes passengers to the east end of the cross-nation route.
  • Ottenside Mail Distribution Centre- a major up-and-coming development of large units, intended for distribution purposes, primarily. It is already home to the Unity Postal Service. One unit is 5 metres in height, 20 metres in width, 25 metres in depth; all units also come with 10 metres of frontage for leading, and a small car park to the rear. We can let these units out on a monthly fee. [PRICES | APPLY]
  • Ottenside Port Dockhouses- the newly built dockyard (hidden behind sculpted mounds) for worldwide imports and exports. The Dockhouses were finished in May 2013 and could be used in conjunction with the Cruiser Dock. One unit is 7 metres tall, 40 metres wide, 30 metres in depth with 7 metres of dockside frontage; we also provide an ‘alley’ for shipping containers outside which is a 20 metre diameter square. We let out these on a price of per calendar month. [PRICES | APPLY]
  • East Woodstead Cruiser Dock- a new, reinforced waterfront for cruise liners to stop off in Woodstead. The Dock is equipped with a local bus terminal, passenger rail station, and a coach park alongside a taxi rank. Docks can actually be purchased, or let out by month. [PRICES | APPLY]
  • Undeveloped Area- units for potential one-off ventures, such as possible shipbuilders, etc. We will specially offer developers a reduced price for each square metre they use of the space. [PRICES| APPLY]
  • The Wharfside- retail units for cheap lease on a spinal boardwalk along the Ottenside Estuary. The terrace of retail consists of one floor for commercial leasing- 3 metres of height, 8 metres of width, 12 metres of depth, with 5 metres of frontage; the upstairs is owned by Port Lux Council Housing Association. It is ideal for your latest bistro venture. [PRICES | APPLY]
  • Gateway Truckstop- OPENING SOON. Situated in Woodstead, within Astyria, Spedycja Mielowski is starting a new venture on the Ottenside Docks and Port complex, this new venture is to be a large truck stop and service area for passing trucks, offering fueling facilities for vehicles, as well as catering and hygiene facilities for drivers. This site will be located adjacent to a major Savemiles.com distribution centre. Spedycja Mielowski have approached two Astyrian fuel suppliers with regards to being the official fuel supplier for the new site. [PRICES | APPLY]

Independent surveyors from various firms and practices have valued our properties, as well as Cobatex Properties, plc. We have worked out prices for lease and purchase for the options available. Organisations and business from Astyria’s nations receive a nice deal of 12.5% off, since Ottenside is one of two Astyrian links in Woldland, as well as 5% off on their second order.

It is a guarantee that if you find anywhere similar, not under a Cobatex scheme, prices would be more punitive; Cobatex has taken time to work with the municipality and the National Government, as well as the local business consortium to ensure that the prices we advertise are sustainable. Funding from the government comes to us for fulfilling a transport, infrastructure, trade, and tourism directive and we work with local businesses to fund the development. That’s right- we’re pricing it sustainably.

A list of pricing options is available below:
  • Ottenside Mail Distribution Centre- one unit will cost $5,400 per calendar month, with a $540,000 deposit which will be given back if no termination takes place for 12 months; should you need subsequent units in the same application, we can reduce lease on all but the first, to $4,000 and deposits will be reduced to $400,000 per unit.   • Ottenside Port Dockhouses- one unit will cost $7,600 per calendar month, with a $760,000 deposit which will be given back if no termination takes place for 12 months. Should you wish for a crane to equip the dockhouse, we will request $1,200 per calendar month, and an insurance charge of $36,000; an ‘alley’ will cost $950 per calendar month with a $95,000 deposit.   • East Woodstead Cruiser Dock- we offer a purchasing option by which the cruise liner will be asked to pay $500,000. Alternatively, the same unit can be leased for a monthly $1,800 fee on top of a non-cancellation deposit of $180,000, and 5% of net profit made from Ottenside services. [TOP | APPLY]
  • Undeveloped Area- negotiable; we would propose a deposit of $200,000 and a monthly fee of $2,000 rent, plus $100 pcm for every square metre over 200 square metres. [TOP | APPLY]
  • The Wharfside- one unit will cost $1,000 pcm, with a $100,000 non-cancellation deposit for 12 months. Any subsequent units secured in the same application will only cost $750 pcm, with a deposit of $75,000 each- we’re also collecting 20% of the rent from your upstairs tenant-neighbours. [TOP | APPLY]
  • Gateway Truckstop- OPENING SOON- one unit will cost $500 pcm, with a $50,000 non-cancellation deposit for 12 months.[TOP | APPLY]

It seems there may have been a slight confusion. Woodstead is not a nation at all associated with Maredoratica- it is a nation very much active in Astyria. For convenience, I would also like to inform you that many of these 20,000 vehicles may not actually be sold within Woodstead; our communities have been built for cycling and pedestrian-friendly travel, as well as only 180,000 cars being in the nation itself. However, we welcome this number with open arms, should you want them marketed in surrounding nations.

The surveyors have found enough land, though fragmented; the surveyors have found five separate plots; five areas of 16,095 of floor space each, with five floors each. This also allows for an office floor. Whilst these are large packages of land, which we'd be happy to shift, but we must ask if DLVR would be happy for this amount of space and the cost, and we would suggest that a possibly reduced space with less cars for the reason listed earlier.

Dear sir,
I represent Royal Espian Cruises, the finest cruise line in eastern Maltropia. For decades we have been offering routes no other Maltropian cruise line has ever even considered, and always remain far ahead of our competitors. To my knowledge, no other line in Paradoxia yet serves Woodstead, or indeed Astyria. Though I have only seen pictures of your scenery and only read of your region, I know that a route passing through Ottenside Docks would be a popular offering, taking in the many varied geographies of western Astyria. From Ottenside then the route would move north and east, stopping briefly at the Trellinese Port of Cadenza before continuing north.

The vessel that would serve this route is the MV Argalium Star, a large cruise ship manufactured by the ever-excellent Maritime Imperial. If our application is accepted, we would prefer to buy a bay outright for the requested sum of $500,000. I trust this will be considered acceptable.

We at Ottenside Docks and Port are most delighted that you have come to us with such an impressive company behind you to pitch. Ottenside Management would feel absolutely fulfilled if Ottenside could contract Spedycja Mielowski as default for any imports and exports with no self-contracted land distributor.

Ottenside is an excellent area to set up a distrbutor as it is the gateway to the longest continuous road in Woodstead, Viamoto X. From this route, there are interchanges and junctions to change onto nine other major routes. In addition, if we are to (as hoped) establish a ferry to any other Astyrian port, Spedycja Mielowski may find it beneficial to board ferries as frequently as desired to drive through any other nations connected to us, in which you are permitted to operate. This opens up more opportunities.

Of course, there's always, always, a catch. Firstly I do realise that if you are operating from here, you will most likely need a space assembled; there are two recommendations:
  • 1. Ottenside Port Dockhouses
    These have been finished in May 2013. One unit will cost $6,840 ($7,600 for non Astyrian applicants) per calendar month, with a $684,000 ($760,000 for non Astyrian applicants) which will be given back if no termination takes place for 12 months. Should you wish for a crane to equip the dockhouse, we will request $1,080 ($1,200 for non Astyrian applicants) per calendar month, and an insurance charge of $32,400 ($36,000 for non Astyrian applicants); an ‘alley’ (a dockside square of 20 metres diameter) will cost $855 ($950 for non Astyrian applicants) per calendar month with a $85,500 deposit ($95,000 for non Astyrian applicants). One unit is 7 metres tall, 40 metres wide, 30 metres in depth with 7 metres of dockside frontage. We would then provide a large, mostly-covered space for free- for the fleet.
  • 2. Undeveloped Land
    There are plenty of pockets of land within our site. Should you wish, we can reserve a space for any project- here, you may want administration, storage, and a garage. You pay half of the building costs, though we pay for surveyors; in addition, if you have a smaller piece, it could be less costly for space than the first option- we would propose a deposit of $180,000 ($200,000 for non Astyrian applicants) and a monthly fee of $1,800 ($2,000 for non Astyrian applicants) rent, plus $90 pcm ($100 for non Astyrian applicants) for every square metre over 400 square metres (200 square metres for non Astyrian applicants).

Other avenues can be explored though we would remind you that Ottenside is of high land value and is subject to tax outside of the site. Before any secure confirmation, we would like to hear about where you'd like to plot your space to operate. Let me reiterate that your distribution service will only be required as a default; many companies have their own distribution service, though just as many others do not. Therefore, it is worth entertaining the idea that SM could make a tidy profit, as well as boosting the local economy.

We are pleased to announce that Maltropia's Maritime Imperial will be providing us with their excellent tug boats as well as bringing their fine shipbuilding establishment to Ottenside. This will reignite the shipbuilding business across a nation which has for years been absent of such a job.

In reference to the previous correspondance, Spedycja Mielowski would be looking to store up to 150 road train vehicles with offices and washroom buildings and a garage, structure, this structure, including offices and washroom being 40m x 22m in size at the front of the site, but the remaining land being of sufficent size to park 150 road train vehicles and permit the ability to manouvre around safely, therefore the remaining plot of undeveloped land may get significantly smaller due to the flat area needed to house such a large vehicle fleet.

Here is the aproximation of the site requirements
A single road train parking spot would be 4m x 36m, (144sqm in total), there would be 150 of these, that gives 21,600 of land required just for parking, x2.5 to allow the road way either side of it, that is 54,000sqm, plus the offices and service area, making a requirement there for 54,880, add a fuel rack space, as a fuel dealer is planned, the total requirement is of 55,170sqm of space needed total.

This will also enable Spedycja Mielowski to operate the yard as a secure parking area for third party drivers who need a safe, secure parking area for their weekly or nightly rest period, allowing Spedycja Mielowski to suplement the income of the working truck fleet by providing a service for other drivers, this will also include 24 hour catering as well as servicing between 0900 and 18-30 Mon-Saturday.

My colleague, Miss Musgrove, has passed on this request to my custody as Undeveloped Area Operations Manager. Our surveyors have scrutinised the proposal allocating 55,170 square metres. We are also very much delighted that you are willing to provide space for any over-spill during hours of empty spaces. We are happy to see an expansion to Woodstead and we are elated to see that expansion into Ottenside under our management.

We are willing to take on half of the building costs of the development on that land. From opening, we request a deposit of $180,000 which will be repaid if you remain partnered for 12 months after the initiation of the deal. We then will ask for a monthly (non-refundable) rental fee of $1,800 for the plot rights. We then also ask for $90 for every square metre over 400- $4,929,300 per calendar month. However, as you are providing a commendable service for a very sensitive sector, we have decided to discount a further 20%. $3,949,440 being a new negotiated price.

In summary, a conditionally refundable $180,000; monthly fee of $3,951,240.

With what originally started off as a planned depot, now is now likely to be turning into a truckstop providing catering and servicing for third party drivers and vehicles, as such my finance team will be consulting with the transferring the relevant funds and securing the account for future payments, after this is concluded, the business of getting site cleared and readied for use will begin for we hope to be up and running in no less than 3 months upon signing the contract. This we believe will be a bonus for the local area as people will be able to source fuel before commencing their onward trip into Woodstead or boarding one of the many ferry services that serve the port.
